Laetare Group Real Estate facilitates wholesale real estate transactions by securing purchase agreements with sellers and assigning them to third-party investors for a fee, without taking title to the property. For example, we connect motivated sellers with our trusted investor network to ensure fast, fair cash offers. However, we do not purchase properties directly or act as licensed real estate brokers unless explicitly stated. Below are state-specific disclosures for your protection:

State-Specific Disclosures

  • Pennsylvania (PA): Per Act 52 of 2024, wholesaling is a licensed activity. Laetare Group operates under a real estate salesperson license or in partnership with a licensed broker. Consequently, contracts disclose that this is a wholesale transaction, and you have the right to consult appraisers, legal counsel, or neutral real estate licensees. You may cancel the agreement until midnight of the 30th day after signing or until conveyance, with full refunds within 10 business days.
  • New Jersey (NJ): Wholesaling is permitted without a license if we market our equitable interest in the contract, not the property. Proposed legislation (S3824, as of May 2025) may require a wholesaler license. Thus, contracts disclose our intent to assign to investors, and you may consult professionals. If S3824 is enacted, a 3-day notice will be provided before offers.
  • New York (NY): Wholesaling is legal without a license if we market contract assignments, not properties. In addition, contracts include an assignment clause, and we disclose our intent to assign to investors, ensuring transparency per state law.
  • Maryland (MD): Wholesaling requires a license if acting as a broker. Laetare Group assigns contracts with clear disclosures, operating under a licensed broker or as exempt single transactions. Therefore, you may consult appraisers or legal counsel.
  • Connecticut (CT): Wholesaling is legal without a license if we market equitable interest. For instance, contracts disclose assignment intent, and we avoid broker-like activities.
  • Delaware (DE): Wholesaling is permitted without a license with transparent assignment disclosures. As a result, contracts clarify we assign to investors.
  • North Carolina (NC): Wholesaling requires a broker license for multiple transactions. Laetare Group assigns single contracts with disclosures or operates under a licensed broker. Additionally, you may consult professionals.
  • Texas (TX): Wholesaling is legal without a license per SB 2212 if we market contract assignments. Thus, contracts include assignment clauses, and we disclose investor assignments per TREC rules.

General Disclosure

Laetare Group is not a licensed real estate broker in states where not explicitly stated. Nevertheless, we recommend consulting a licensed appraiser, attorney, or real estate professional before entering any agreement.
